We recently had the opportunity to work with a client in the East Cobb area of Marietta, GA who was in need of a lot of help. The inherited property had been sitting vacant for several years due to the previous residents being relocated to an assisted living facility. To say that the house needed help would be an understatement. This was a split level house with four floors of boxes, piles, dried out indoor plants, trash and dust. We were one of five companies that had visited the property. Three of the other companies didn’t make it past the front door before they passed and turned away from the client. At the end of the day, we won the contract and knew we had our work cut out for us. With the client, home and inventory in mind, we got to work right away.


Our team took on the project of transforming the home to its former beauty and staging an estate sale that would liquidate the contents of the property so that the home could be sold. It took us a little over a month to get everything cleaned, unboxed and staged for an estate sale. We instructed the seller to not discard any items and that we would go through each item by hand to determine if it was trash or treasure. Like many hoarder homes, the majority of items that took up every square inch of the home were indeed junk, and we filled a 20-yard dumpster container three times before we were down to the items that could and would sell at an estate sale.


Amidst the piles and stacks of items that consumed almost every square inch of the home, we were able to find a wide variety of items from jewelry and electronics, tools and furniture, antiques and clothing to collectibles and art. There were literally thousands of items that we found to be included with the estate sale. Everything was categorized and images were taken so that our marketing team and our appraisal team could get to work. This was taking place while we continued the cleanup process of getting rid of cobwebs, polishing items to restore the beauty that years of dust had left on them and deep cleaned the entire home of dust and debris for an estate sale.


There was so much inventory that we determined a course of action for this particular client was to hold an online estate sale about a month prior to the scheduled estate sale and a VIP estate sale about a week prior to the scheduled estate sale for friends, family and neighbors. While both of those were a huge success, it did not take away from the number of items that remained for the public estate liquidation sale. We held the estate sale over a four-day period based on the inventory and at the end of the day, we sold thousands of items through the different sales channels resulting in a payday that the client was not expecting and a home that was cleaned, empty and ready to be listed.
